A 2-1 or 3-2-1 buydown lowers the payment for two or three years, then jumps to the note rate — and buyers who qualified on the teaser feel it later. Hillcrest’s buydown is bought down once, permanently. The payment on day one is the payment in year twenty.
Up to 6% of the purchase price, applied to closing costs, prepaids, discount points, or the buydown itself. Under FHA rules it cannot be applied to the down payment. On an $875,000 home that is up to $52,500.
The FHA minimum is 3.5% — $30,625 on an $875,000 home. The upfront mortgage insurance premium is financed into the loan rather than paid at closing, which is why the quoted payment is calculated on slightly more than the purchase price less your deposit.
